In the yard there is also a so-called ´dry kitchen´, which is suitable for catering, among other things, and a well about 20-25 meters deep (cleaning required). The stone wall between the well and the dry kitchen was once adorned with a beautiful climbing rose and instead of a fence, a lilac bush towards the road ensured the preservation of privacy. The property also includes a garage, connected to the dry kitchen, and smaller buildings for livestock. There is also storage space next to these later ones. The garage driveway is very steep, so you have to drive up carefully, but the gate is electric, just like the garage door.

The second half of the yard is located on a hill, which is reached by a staircase behind the well. From here we can enjoy a beautiful view. This area currently has fruit trees, acacia (if beekeeping and honey production are your dream) and, next to the fence, grapes, among other things, excellent for winemaking. But this area can be used for any type of relaxation, be it barbecue (nyársalás = bacon-roasting on skewers at a camp fire is a Hungarian way of BBQ), cauldron (bográcsozás = making stew in a caldron over an open fire), painting or simply gardening. This part you really have the opportunity to design according to your dreams.

Description:

The main building is approximately 70 square meters in area, with two rooms, a kitchen, a shower room with toilet, and a long corridor with a pantry. The pantry can easily be converted into a kitchen, in which case the current kitchen can serve as a living room. A ´dry storage´ with a separate entrance is directly connected to the building, which the previous owners used for storing firewood and smoking sausages. There is a tiled stove in one room of the building, but otherwise the building is heated by gas. In the last year, the entire building has undergone renovations (such as replacing the floor, rewiring, painting, and renovating the shower), but the roof still needs to be repaired. Opposite to the main building, in the 'stone wall', there is an original cellar, which provides very good cooling options even in the hottest summer months. The previous owners used it for storing food, among other things, but its original development was a wine cellar. However, the cellar door needs to be replaced and the gaps between the stones of the stone wall need to be reinforced with cement.

Location:

Nagyoroszi is located in Nógrád county, ~ 75 kilometers north of Budapest. The possibility of turning off road 2 onto E77 (in the direction of Nagyoroszi-Budapest) significantly facilitates transportation between the village and the capital. In addition, while it takes slightly long time to travel (about two hours), the railway connection is good. The train passes through beautiful landscapes, but requires a change in Vác. Bus transportation to Rétság is not very good, but if you can get there by car, buses to Budapest leave every hour. The bus transportation to Balassagyarmat is good.

The property itself is ~ 850 meters (12-minute walk) from the village center, while the nearest train station is ~ 800 meters (10-minute walk). Medical and dental care is located approximately halfway between the property and the village center. The village has, among other things, a hairdresser/cosmetic, grocery store, florist, primary school and kindergarten. The old school building itself was once owned by Count Berchtold, who in 1927 gifted this property to a local craftsman for his father's loyal services (the original gift certificate is available for viewing, but is not included in the sale). The area offers excellent opportunities for hiking and visiting historical sites. The two nearest small towns are Balassagyarmat (19.9 km) and Rétság (10.4 km).
